My dumbwaiter is consistently breaking down mainly due to its age

Q. My dumbwaiter is consistently breaking down mainly due to its age but it can also be overloaded at busy times. The lift was fitted over 10 years ago so it may need to be replaced but I am working within a budget so it all depends on how much this will all cost. Can we replace the lift and enable it to take more weight but still use some of the existing fittings to keep costs down?

Who is responsible for broken elevator?

Q. If we have been broken out of a lift in an apartment block by a normal person (as opposed to the lift company) or fire service who is liable for paying for the fixing of the doors – is it the person who broke us out, the lift company or the management company? There is an alarm in the lift (which isn’t connected to anywhere, it just makes a noise) and a phone number for the lift management company, but no instructions of what to do in case of getting stuck inside.

Does our lift meet current lift safety leglisation?

Q. I have been asked the question from a church which has a lift for DDA purposes serving two floors. It has a lockable fire door at each floor which has to be opened by key to allow access to the lift car. This ‘external’ door is self closing and locking, so that if the lift fails there is no way of getting out of the lift car. Is this normal or meets current leglisation? Thanks.

A. Many Platform lifts have safety devices. All the lift Innovate Lifting Systems supply have a device so the passenger can be removed for the lift. The could be in the form of a key or a button. How does a powercut affect a stair lift operation?

Q. I have a query about stair lifts operation in a power cut. We suffered several power cuts over the christmas period because of the weather. How would a powercut affect a stairlift operation? Thanks for your time.

A. Different stairlifts operate a different back up system during a power cut. All the platform Lifts and stairlift at Innovate Lifting Systems have a means either to still operate or release people from the stairlift or platform lift.

I have a problem with the passenger lift in residential building

Q. I have a passenger lift in a residential building which does not have an emergency phone (only an emergency bell that rings in the block but there is no concierge/porter. Is there any H&S legislation to persuade the residents to get one?

Can you repair stair lifts?

Q. Hi I want to know if you do repairs to stairlifts. We have one fitted at our mothers house 5 years ago and the company that did it are no longer around. How often should you have a stair lift serviced as we have not done it done since it was installed. The lift does not seem to be workling at all so dont know if motor has burnt out or what has happened but need it looking at asap.

Advice on lift maintenance for elevators

Q. Hello!

There are four lifts in my block of flats (16 floors) which are maintained by Otis. Otis have recently been very very bad at keeping our lifts running, and helping people who get stuck in the lifts get out within a reasonable time. I have asked Otis why they think they should expect their maintenance contract to be renewed if they don’t keep up a good level of service. They told me the ‘controller box’ is the intellectual property of Otis, and if i was to get a new maintenance we would need to get a new one (at the cost of £2000). They have also quoted us an extortionate price to get the glass paneling in the lifts replaced (it’s severely cracked in one of the lifts), and i was wondering if you knew if it was possible to get replacement panels sourced from somewhere other than Otis themselves?

Many thanks for your e-mail. Firstly i am not sure about the “controller box” It seems to me they are holding you to ransom? It may be advisable to talk to someone legally about your service contract? As for the glass we can certainly help with this.
